
Shipley’s Crossing Roof Replacement Guidelines
As the community ages, the Architectural Review Committee (ARC) has received several inquiries regarding roof replacements. Therefore, the HOA Board in conjunction with the ARC have developed roof replacement guidelines to ensure that all homes continue to maintain a consistent and aesthetically appealing appearance.
The guidelines are as follows:
Shipley’s Crossing South, Single Family homes:
In order to maintain a consistent and uniform appearance, south side homeowners are required to submit an ARC application for approval when replacing their roofs.

The shingle color shall be as close of a match as possible to the existing roof that you are replacing.

2. Replacement roofs are required to be architectural shingles. (Architectural shingles were selected because of their superior wind resistance and longevity as compared to 3-tab shingles.
Shipley’s Crossing North, Villas:
In order to maintain a consistent and uniform appearance, north side villa homeowners are required to submit an ARC application for approval when replacing their roofs.

The shingle color shall be as close of a match as possible to the existing roof and neighboring villa homes.
2. Replacement roofs are required to be architectural shingles. (Architectural shingles were selected because of their superior wind resistance and longevity as compared to 3-tab shingles. Also, over 50% of the villa homes on the north side already have architectural shingle roofs.)
Manufacturer (CertainTeed) – The colors Weathered Wood or Heather Blend should be considered as a close match to sections of existing villa homes (These colors were reviewed by ARC and Board representatives).

Other Manufactures (i.e., GAF, Owens Corning, etc.) - Other manufactures will be considered if their shingles closely match in color to the existing villa homes. For example, GAF’s Barkwood is similar in color to CertainTeed’s Heather Blend.
3. For aesthetic consistency and appearance, the shingle color of the first roof replacement in a section of villa homes will set a precedent and dictate the shingle color and manufacturer for future replacements.

*** Roofing contractors are required to be Maryland licensed, bonded, and insured. Roofs should be installed according to Anne Arundel County building code and follow established roofing methods and practices. ***
